Vendor's Comments

The story so far ...............

This is a rare opportunity to acquire Griffin Meadow in the sought after village of Danbury.

In December 1968, on behalf of the Church Commissioners, the Reverend Basil Cornish and the Right Honourable the Lord Fitzwalter sold a half acre of the Danbury Glebe land to Cumar Properties. Griffin Meadow was built and, in March 1969, acquired by John Wingate Sutherland, CBE the Managing Director of Marconi Radar Systems Limited.

The current owners have improved the property to make it a lovely family home. It backs onto the footpath to Lingwood Common. There are various patio areas for entertaining and a swimming pool area as well. An objective was to improve its efficiency and it has achieved an A-rating for the EPC.

Griffin Meadow offers deceptively spacious accommodation and an elevated position with superb views across Lingwood Common and onto the Chelmer Valley.

The property is positioned within the Danbury conservation area and is in easy distance of the local schools and amenities. Additionally it is conveniently situated for the regular bus service to Chelmsford for the local grammar schools and rail link to London.

Included in the sale is the solar PV feed in tariff (FIT) contract with E-On which currently generates around £2,000 per year and lasts until 2035. If RPI increases by 2% p.a. This contract is worth £28,000 at a 5% discount rate.

Planning Permission has been passed for a further bedroom. Details can be seen on Chelmsford Borough Council's website, application number 13/00226/FUL
